The loft will be constructed using our standard specification, which has been developed over the years and provides a cost-effective and building regulations-compliant solution. This can be tailored to suit your needs and specific requirements.

The following stages illustrate a standard box dormer conversion for a mid-terraced house and should be regarded as only a guide. We will advise you of the anticipated length of your project at our initial survey.

Once all the necessary permissions are obtained and we are ready to start, we will introduce you to your site manager, and we will discuss the plan of action for your project. The site manager who is dedicated to your job will oversee the day-to-day delivery of the project and bring with him the experience, knowledge and commitment to produce a great result.

The first step is to erect the scaffolding and internal floor finishes to be protected with coverings, ready for the commencement of work.

An opening is made in the front roof slope for access for both materials and operatives to avoid having to come through the house. Steel beams arrive and are then inserted at a low level above the existing ceiling joist to support the front roof and to take the new independent floor.

The new floor is constructed with timber joists between the steel beams. It is then crossed braced (noggins) and insulated to provide fire and sound proofing between floors. The water tanks, if any, are re-located under the eaves.

The dormer extension is framed out over the existing roof slope where possible, to ensure weather protection throughout the construction of the dormer. Large tarpaulins are used to protect the property from rain during any period when the old roof is removed and areas are open. We do recommend a weather-protected scaffold with a corrugated sheet metal roof and plastic sheeting around the sides, but this is an optional extra.

The first layer of roofing felt is applied to weatherproof the loft area. The dormer and loft area is at a shell stage, but you will be able to see the space taking shape. At this stage, you can decide on the positions of partition walls and position roof windows or other features as required.

The window openings to the dormer and roof windows to the front slope are trimmed out of the rafters.

The running of electrical cables and water supply/waste pipes (first fix) is installed.

The partition walls are erected to form the configuration of the loft space as a separate bedroom/study and a shower/bathroom, as applicable.

The windows will be fitted, and the loft shell will be insulated before plasterboarding.

The tile cladding to the exterior of the rear elevation will be finished with roofing felt, battens and vertically hung slates or tiles.

Guttering, downpipes and UPVC fascia are fitted.

The stairs are fitted.

The flat roof surface is completed with either mineral roofing felt, EPDM rubber or GRP fibreglass.

Walls and ceilings are insulated and lined with plasterboard.

All the joinery will be fitted, i.e. doors, architraves, skirting boards, etc. The made-to-measure staircase will be finished by fitting the newel posts, spindles and handrail. These will be a close as possible to the existing to create the impression that your new loft conversion is part of the original house. If the bannisters are not available as stock off-the-shelf items, we will let you know the available options.

The electricians and plumbers will return to fit all the electrical fittings (lights, power sockets, smoke detectors, extractor fan, all in standard white plastic) and the bathroom suite and radiators. You can add a personal touch by purchasing your own fitments.
Your loft will be completed and ready for final finishing with decoration, tiling, carpeting, etc by others.
